The final phase of the Surry Hills Village redevelopment has introduced a distinct residential offering in Sydney’s inner city: the Marriott Street Terraces.

Located just off Cleveland Street, these three newly constructed terraces mark the conclusion of a years-long transformation of the former Surry Hills Shopping Village site.

Designed by architecture firm SJB, the terraces reinterpret the traditional Sydney terrace house with a focus on both contemporary functionality and urban lifestyle. Each of the three residences presents a unique façade, contributing to the sense of individuality within the streetscape. Internally, the layout diverges from convention, with main living areas positioned on the upper floor to maximise privacy and views, while the bedrooms—three in total including a master suite—occupy the entry level.

This reverse floorplan allows the upper level to become the social centre of the home. Kitchens are central to the design, finished with durable stone surfaces and equipped with high-end appliances. A separate scullery and integrated kitchen island further support both everyday use and entertaining. Living areas include a fireplace and custom joinery, with additional features such as a built-in bar tucked behind concealed doors.

Outdoor connections are a key element of each terrace. An adjoining alfresco area, complete with barbecue facilities, extends from the kitchen and living space, taking advantage of the western orientation for afternoon light. Landscaped courtyards and private access options reinforce the balance between openness and seclusion.

Additional practicalities include private parking and on-site storage, features that are often absent in traditional terrace designs but have been integrated here to support modern expectations.

Set beside Wunderlich Lane, the terraces sit within immediate reach of a growing network of restaurants, bars, and speciality retailers. Though surrounded by activity, their placement off the main thoroughfare allows for a quieter residential atmosphere.

As the final residential release in the broader Surry Hills Village development, the Marriott Street Terraces encapsulate the project’s approach to mixing heritage references with modern urban design.

Spanning 1.2ha, the mixed-use development will be supported by a new 517sqm public park and up to 12,000sqm of retail and commercial space. It will also have public pedestrian thoroughfare linking Marriott Street and Baptist Street.

The new development, located at the intersection of Cleveland, Crown and Baptist Streets, is part of the Collection by TFE Hotels brand, the same team behind A by Adina hotels, The Calile Hotel Brisbane, and Vibe hotels.

As with all Collection hotels, guests can expect a distinct design-led hotel with bespoke service, and attention to the individual. It will also have an activated restaurant and bar space within, which will be called the Cloister.

Antony Ritch, CEO at TFE Hotels, said this latest Collection hotel was one of several bespoke properties currently in development across the country.

“Surry Hills is home to one of the city’s premier restaurant, dining, and boutique precincts. This Collection property will become a destination in its own right,” he said.

Fink Group, owner and operators of some of Sydney leading restaurants including Quay, Bennelong, Firedoor, and Otto will sit at the centre of the dining destination with more great retailers to follow.

For the project, TFE Hotels has partnered with architects at SJB and developer TOGA Group, who promised to bring together the best of Surry Hills and Redfern into one stylish destination.

Managing Director of TOGA Group and Chairman of TFE Hotels, Allan Vidor, said it will be a curated precinct of sophisticated retail, a new bespoke hotel, stylish residences, a progressive workspace and contemporary event spaces.

“Important to our vision is the legacy we create and leave for the communities in which we develop, and we see that Surry Hills Village will be a place that people can live, work, stay and visit for many years to come,” Mr Vidor said.

Now under development, Surry Hills Village will open its doors by mid-2024.

Surry Hills Shopping Village Closes for Redevelopment as a Modern Lifestyle Precinct

Surry Hills Shopping Village has closed in January 2021 to make way for a massive redevelopment following Council’s approval in December 2020 of a new lifestyle precinct.

To stand on the 1.2 hectare site on the corner of Cleveland Road and Baptist Street, will be the new Surry Hills Village. TOGA will be behind its redevelopment with the help of SJB Architects.

Once completed, the commercial area, which started out as a basic shopping centre in the 1960s, will become a revitalised and modern residential, dining and retail precinct with more than 100 apartments, as well as a range of restaurants and entertainment establishments.

The new village will also include a lush and beautiful public park, a market-style retail area, and a pedestrian laneway that will link Baptist and Marriot Streets.

Expected to set shop into the precinct are Coles supermarket and Vintage Cellars, as well as heaps of providores, cafes and boutiques.

TOGA CEO Fabrizio Perilli said that Surry Hills village will be the “melting pot of the city’s finest restaurants, bars, art, music and culture” and will shape the next chapter of this community.

Surry Hills Shopping Village was once dubbed the “murder mall” for its rundown appearance. The new owners bought the property in 2017 without any idea of its reputation and submitted complex plans that took more than a year of deliberation and consultation with the Council and the community.

Perilli said that with Surry Hills Village, the formerly neglected site will finally be rid of its old reputation.

Though pegged for completion sometime in late 2023 or early 2024, over 30 units priced between $875,000 to $2.8 million have already been sold before the construction. Work on the site will actually start in late 2021.
